A California home
For California homeowners who received a Notice of Default

You have options. And time to use them.

A Notice of Default doesn't mean you're out of time. It means the clock has started. The equity you've built (what your home is worth minus what you owe) could be $100K or more, and right now that money is still yours. Find out how to protect it in my free guide below.

I'm Jackie

I'm not here to buy your house.

You've probably already gotten the postcards from investors offering fast cash for pennies on the dollar. I'm not one of them. I'm a licensed Realtor with 10+ years in the Central Valley, and I help homeowners who've fallen behind understand every option they have, so the equity they've built (which could be $100K or more) stays in their pocket, not the bank's.

Sometimes that means selling. Sometimes it means keeping the home. My job is to lay it all out honestly and let you decide what's right for your situation.

The part no one explains

Three things that get worse every week you wait.

The fear keeping you frozen

It feels easier to avoid the mail and hope it resolves itself. Every week of silence is a week of options quietly closing.

Investors are already targeting your address

Cash buyers target this exact moment with lowball offers, counting on your fear and your timeline to get a discount.

The auction date

Once it's set, the clock is nearly out. And the $100K or more in equity you built may be gone with it.

One free call changes everything

Before you do anything, let's look at your real numbers together.

I pull up your property, show you the real numbers, and walk you through every option you still have. Most people leave that call feeling relieved for the first time in months.

Here's exactly what you'll walk away with:

  • What your home is worth in today's market
  • How much you could actually walk away with - sometimes $100K or more
  • How a sale protects your credit - and what foreclosure actually costs you
  • What your real deadline is - and how to buy more time

What you can still do

Three real paths forward.

01

Keep your home

Bring the loan current or work out a plan with your lender. Best when the hardship was temporary and you can carry the payments again.

02

Know what your lender can and can't do

Forbearance and modifications sound like relief, but they're not always what they seem. I'll walk you through exactly what your lender can offer - and what the fine print actually means for you.

03

Sell & keep your equity

Pay off the bank, protect your credit, and walk away with real money in your pocket - quietly, on your timeline. For most homeowners in this situation, this is the move that changes everything.

California law, on your side

A California law can buy you up to 90 more days.

A signed listing agreement submitted before your sale date legally postpones a foreclosure auction by 45 days, and a buyer under contract adds another 45. No lender approval, no money upfront. I handle the entire process for you.

Time is the one thing you can't get back.

She handled every conversation with the lender herself. I didn't have to deal with any of that while we were going through the sale.

This isn't about...

  • Judgment, this happens to good people every day
Before you reach out

Common questions.

Not at all. There is no contract, no fee, and no obligation attached to a conversation. It's simply a chance to look at your property, your equity, and your timeline together - so you can make an informed decision, on your own terms.
More than most people think - but less than they would like. California law requires a minimum 90-day waiting period after the Notice of Default before a Notice of Trustee Sale can be filed. After that, an auction can be scheduled as soon as 21 days out. The earlier you start exploring your options, the more of them remain available to you.
No - and it can be handled very discreetly. You have control over how visible the process is. If you don't want a for-sale sign in front of your home, you don't have to have one. There are ways to market your property and find qualified buyers without making it obvious to your neighbors what you're doing. Jackie will walk you through exactly what that looks like when you connect with her.
The foreclosure process continues on its own timeline whether you engage or not. After the Notice of Trustee Sale is filed, the auction date is set - and once that happens your options become extremely limited. The equity you've built goes toward paying off what you owe, and anything left over may be minimal, or nothing at all. Doing nothing is a choice, and it's usually the most expensive one.
No. Selling is one path, but Jackie's role is to walk you through every option still available to you - including loan modifications, repayment plans, and refinancing. The goal of the first conversation is to make sure you understand all of your choices, not to push you toward any particular one.
One last thing

The window is open right now. It won't stay open forever.

You don't have to have it all figured out. You just have to take the first small step while you still have time and choices. Reach out today, and let's look at where you stand together.
